Lot 161 CR Hotel PUD Public Hearing to continue Thursday, March 17

The public hearing to review a Conceptual Site-Specific Planned Unit Development application for Lot 161 CR in the Village Center will continue in a joint meeting of the Mountain Village Town Council and Design Review Board on Thursday, March 17, 2022.

This is a continuation of the February 17, 2022, joint session in which the DRB voted to continue the hearing to the March 17 Town Council meeting to allow the applicant to provide more information based on public comment, DRB comments and staff recommendations.

The application proposes a branded five-star hotel, residences, condominiums, a restaurant, bar, spa and public and private amenity spaces on Lot 161CR and associated lots in the vicinity. The project proposes 50 traditional hotel rooms, and a five-star luxury hotel/resort brand will operate and manage the property in accordance with the goals of the Mountain Village Comprehensive Plan.

The applicant, Merrimac Fort Partners, LLC, has responded to comments and concerns raised by both staff and the public and provided updated plans and sketches for further review. These changes include a revised site plan for better pedestrian circulation and more public plaza areas, revised roofing and walls to better integrate with surroundings, a public loading zone to better serve the La Chamonix building and a revised loading dock that will contain large trucks entirely within the building.

This conceptual Site-Specific Planned Unit Development (SPUD) application is the first of three required steps in the approval process. In addition to the Conceptual SPUD application, the applicant will be required to seek a sketch and final SPUD approval.

A Planned Unit Development application provides the Town Council with the ability to vary and waive provisions of the Community Development Code in exchange for community benefits.

“This is a long-anticipated development proposal in a key location adjacent to the gondola and located in the Village Center,” said Mountain Village Planning and Development Services and Housing Director Michelle Haynes in the press release announcing the initial public hearing in February of 2022. “The 2011 Comprehensive Plan focused on a desire for a five-star branded hotel project in the Mountain Village. A significant amount of time and effort had been spent identifying these specific lots for a hotbed project during the first and now current Comprehensive Plan process.”

In order for the project to be developed, the applicant is requesting Lot 161CR be replatted with Lots 67, 69R-2, 71R and OS-3Y into one integrated parcel, Lot 161C-RR, in order to be in line with the Town’s Comprehensive Plan.

The joint Town Council and Design Review Board session will be held during the regular February Town Council meeting on Thursday, March 17. The meeting is scheduled to begin at 2 p.m., and the joint session is scheduled to begin at 2:15 p.m.
