Village Court Apartments waitlist to open on August 15 for 2-bedroom units in Phase IV

The Town of Mountain Village Housing Authority will open a waitlist for two-bedroom units in the new Phase IV building on Thursday, August 15, at 10 a.m. and remain open until 12 p.m. (noon) on Thursday, August 15.

The current waitlists have been exhausted, and a handful of two-bedroom units are still available to rent with leases starting before September 15, and those at the top of the new 2-bedroom waitlist will be contacted shortly after the waitlist closes to begin the qualification process. Once those units are full, the waitlist will be maintained for future unit availability.

VCA Building 16 units are complete with washer/dryers, A/C, full kitchens and the two-bedroom units have two bathrooms (please see unit layout).

There are a handful of units that are either Americans with Disability Act (ADA) compliant located on the ground level or ADA compatible for hearing and visually impaired individuals. If you (or someone in your household) requires an accessible or adaptable unit, please indicate that in the online waitlist form. Those who need accommodations will be prioritized as units are assigned.

In our commitment to providing housing options, the rents for the VCA Phase IV east building will be determined by income-qualifying criteria. The rental rates for these units are between 100%-140% Area Median Income (AMI) which is higher than the existing unit inventory at VCA. AMI is a statistical measure used by the U.S. Department of Housing and Urban Development (HUD). Below are the San Miguel County AMI and Rent Tables provided by the Colorado Housing and Finance Authority that demonstrates the County’s AMI percentages and incomes.

The 2024 Maximum Rental Range which is tied to income and based upon unit type established by HUD/CHFAL:

For example, if your two-person household income is under $105,240 your monthly rent will come to $2,129 for the two-bedroom. Total gross household income must be at least 2.5 times the monthly rent, and therefore the minimum household qualifying income for these units is $63,870.

There is a minimum occupancy at VCA. Please make sure you join the waitlist with a minimum of 2 people to be considered for a unit.

Unit assignment order will otherwise be based on receipt of completed applications until units are full. All applicants over 18 must submit application paperwork regardless of employment status. Completed applications include four consecutive and recent paystubs, a signed Employment Verification Form, and our online application. A zero-income verification form may be submitted in lieu of employment verification for any household members not currently employed.

Each unit will only be able to accommodate one vehicle to park onsite at VCA. Additional vehicles will not be issued parking passes as parking at VCA is constrained to one vehicle per unit for phase IV and new leases.
